“B&B remodeled my guest and master bathrooms after a bad experience with another contractor. We were pleased with the superior standard of workmanship. The good communication with all members of the team. we were assigned Daniel, as our project manager who went above and beyond to assist us when we ran into issues of materials procurement. We were also assigned an assistant project manager and a designer who assisted with all material purchases and questions and helped get them ready before our project started. The project was delayed a bit but still completed within the promised time frame. The price was reasonable, and we are happy with the end results.”
“We worked with Zion and his team for remodeling 3 bathrooms, some improvements in the kitchen and remodel a fireplace wall. BnB handled all the permits and inspections smoothly. Miguel was our foreman and his crew including Angel & Giovani were all really skilled and good at their job! Miguel himself is very hands-on and aims for perfection in his work. Even after the project. Zion has been very responsive for any fixes and tweaks to have a better finish to the work. We would recommend them for your next home improvement project! Special mention for Brenda for going above and beyond her role! The team put in extra hours to get our home ready for move-in and we are very grateful. Thank you BnB Team.”
“Brother and Brother Builders can be trusted and relied on. I took my permitted plans for a one-bedroom apartment above existing garage to them and they made it a reality! Daniel, Nick and Zion kept me updated on all aspects of the project including timing, budget, finish materials and delays(yes PGE…). The communication with the brother and brother team is top notch as well as the build quality. You simply cannot find this from every company. If you are lucky enough to work with Brother and Brother, you cannot go wrong.”
“I’ve never really had a bad contractor, but I have now experienced a great one. My project was completed on time, and everything went smoothly. Reem was very available and responded timely to my questions. Elinor did a fantastic job of helping me find the right porcelain, tile, cabinetry and fixtures AND she provided an awesome 3D rendition of both my bathroom and kitchen. Excellent communication. Julio and team did an exceptional job, everything they did was done with attention to detail. I’m so glad I found Brother and Brother Building, I couldn’t be any happier. Professional, top notch and definitely competitively priced. You will not regret hiring them for your next project.”
“My wife recently contacted Brother and Brother Builders to renovate our house, and we have nothing but praise for these builders. Reem and his staff provided committed management and went above and beyond to make sure that everything was completed to our satisfaction throughout the process. Reem kept me updated about every step of the project. The job did take a little longer than anticipated, but the outcome was worthwhile. The team is of the highest caliber, and I am delighted with the result.”

Smart Home Upgrade Services We Offer
We provide a full range of upgrades that can be seamlessly integrated with our custom home designs or incorporated into your home remodeling project.
Smart Electrical Panel Installation
Our smart electrical panels help homeowners monitor their energy usage in real time, identify energy-intensive appliances, and receive alerts during abnormal consumption or outages. This technology supports proactive maintenance and can extend the life of your home’s electrical systems. Especially relevant in high-tech homes in San Jose, these panels are ideal for solar-ready properties and support EV charging infrastructure.
Whole-Home Automation
We integrate all major systems, including HVAC, lighting, audio/visual, shades, and security into one seamless platform accessible from any smart device. This unified approach not only simplifies control but also enhances energy efficiency by automating lighting scenes, climate schedules, and security protocols based on occupancy and time of day.
Smart Security Integration
Our smart security packages include high-definition cameras, motion sensors, smart locks, and doorbell cameras, all of which sync with your smartphone. In neighborhoods with rising package theft and break-ins, this remote-access system lets you monitor and control access from anywhere, ideal for travelers or busy professionals in San Jose.Energy Management Systems
Reduce monthly costs with automated usage tracking and solar panel readiness. These systems allow you to pinpoint inefficient appliances and adjust your energy habits accordingly. In San Jose’s high-cost utility environment, these insights can lead to measurable savings every month.Voice-Assistant & Smart Hub Setup
We install Amazon Alexa, Google Nest, and Apple HomeKit-compatible systems. Explore our green building options for even more eco-smart integration.Check Panel Capacity Before You Add Smart and Electric Upgrades
Most smart devices draw very little power, but the upgrades San Jose homeowners often pair with them do not. A Level 2 EV charger, an induction range or a heat pump can change how much your electrical service has to carry. That is why it pays to look at panel capacity before you pick devices, and ideally while walls are already open for a remodel.
The City of San Jose spells out what its inspectors check for a Level 2 EV charger:
- Panel rating, charging load and circuit size. You list the existing service rating (the City’s example is 200 amp service), the charger load and the circuit size.
- Continuous load. EV charging is treated as a continuous load, so the circuit’s overcurrent protection must be rated at no less than 125% of the charger’s maximum load (California Electrical Code Article 625.41).
- Load calculations for smaller services. When the service panel is rated 125 amps or less, load calculations that include 125% of the maximum EV load must be provided.
- Second meter. You note whether a second meter will be installed for special EV utility rates.

If the panel itself needs replacing, San Jose requires an electrical permit for a main service panel upgrade. Load calculations are generally not required unless additional load is being added and the inspector asks for them, and service equipment over 225 amps needs utility documentation of the maximum available short circuit current before meter release. Low-Voltage vs. Line-Voltage Work: What Needs a Permit in San Jose
Smart home work falls into two groups. Low-voltage work covers things like signal and control wiring. Line-voltage work covers the 120-volt and 240-volt circuits that power outlets, lighting and appliances. San Jose treats them differently. Under Municipal Code Section 24.02.110, the City lists these electrical projects as not needing an electrical permit:
| Type of work | Electrical permit in San Jose? |
|---|---|
| Wiring, devices or equipment under 25 volts and not capable of supplying more than 50 watts (except in classified hazardous locations) | Not required |
| Class II and Class III low-energy power, control and signal circuits, as defined in the Electrical Code | Not required |
| Replacing outlets or switches in existing boxes, circuit breakers or fuses | Not required (a main disconnect replacement does need a permit) |
| Level 1 EV charging on an existing 120-volt outlet | Not required, unless a new outlet is installed |
| Level 2 EV charger (240-volt) | Required; a mechanical permit is also needed if the manufacturer specifies mechanical ventilation |
| Main electrical service panel upgrade | Required |
Other electrical work needs a permit unless it is exempted. The City also notes that state law requires you to disclose unpermitted work when you sell, and that insurance generally won’t cover damage related to unpermitted work. Level 3 DC fast chargers are not allowed on residential properties. Sources: When Is a Building Permit Required? and Electric Vehicle Charging Stations, City of San Jose.
For single-family and duplex homes, EV charger and panel permits can be obtained online at SJPermits.org, and the Permit Card must stay on site for the inspector.
Planning for EV Charging and Heat Pumps During a Remodel
California’s 2025 Energy Code (Title 24, Part 6) expands the use of heat pumps in newly constructed homes and encourages electric-readiness. Buildings whose permit applications are submitted on or after January 1, 2026 must comply with it. Source: California Energy Commission, 2025 Building Energy Efficiency Standards
If you are planning a larger project in San Jose, such as a whole-home remodel or ADU construction, it helps to settle the electrical plan before design is final. Questions to answer early:
- What is the current service rating, and will an EV charger, heat pump or electric cooking push it past what the panel can carry?
- Where will the panel and the EV charger sit? San Jose asks for the location of the utility panel and charging equipment at inspection, placed according to the manufacturer’s written guidelines.
- Which smart devices run on low-voltage wiring that can be run while walls are open, and which need new line-voltage circuits that will go on the electrical permit?
- Will you add a second meter for EV rates?
Sorting these out at the design stage means the permit application, the inspection and the finished walls all line up, instead of opening drywall later for a circuit nobody planned.

In San Jose, smart thermostats, security systems, and lighting automation are the most sought-after upgrades. Residents prioritize energy efficiency and safety, especially with rising utility costs and urban living considerations.
Homeowners in San Jose can expect to invest between $5,000 and $25,000, depending on the scope. Smaller upgrades like smart lighting start under $1,000, while whole-home automation can run higher, especially when integrating solar or EV features.
Yes. Many older homes in San Jose can be retrofitted with wireless smart systems without extensive electrical changes. We specialize in seamless installations that maintain the home’s integrity while enhancing functionality.
Absolutely. According to the National Association of Realtors, homes with smart features sell faster and often at higher prices. In tech-centric San Jose, smart features are increasingly expected by modern homebuyers.
When professionally installed with secure networks and up-to-date firmware, smart home systems are highly secure. We implement best practices in encryption, secure login credentials, and routine system updates.
Nearly all smart systems we install, including thermostats, locks, lights, cameras, and irrigation, can be controlled through smartphone apps, giving you full access whether you’re in downtown San Jose or traveling abroad.
It depends on the wiring. San Jose does not require an electrical permit for wiring and devices under 25 volts that cannot supply more than 50 watts, for Class II and Class III low-energy circuits, or for replacing outlets and switches in existing boxes. If the device needs a new line-voltage circuit or outlet, that work needs an electrical permit.
Yes. The City requires an electrical permit for a Level 2 charger, plus a mechanical permit if the manufacturer specifies mechanical ventilation. Single-family and duplex owners can get the permit online at SJPermits.org. A Level 1 charger on an existing outlet needs no permit, and Level 3 fast chargers are not allowed on residential properties.
In San Jose, if your service panel is rated 125 amps or less, you must provide load calculations that include 125% of the maximum EV charging load. The inspector also checks the panel rating, the charger load and the circuit size, and EV charging is treated as a continuous load under the California Electrical Code.
