“B&B remodeled my guest and master bathrooms after a bad experience with another contractor. We were pleased with the superior standard of workmanship. The good communication with all members of the team. we were assigned Daniel, as our project manager who went above and beyond to assist us when we ran into issues of materials procurement. We were also assigned an assistant project manager and a designer who assisted with all material purchases and questions and helped get them ready before our project started. The project was delayed a bit but still completed within the promised time frame. The price was reasonable, and we are happy with the end results.”
“We worked with Zion and his team for remodeling 3 bathrooms, some improvements in the kitchen and remodel a fireplace wall. BnB handled all the permits and inspections smoothly. Miguel was our foreman and his crew including Angel & Giovani were all really skilled and good at their job! Miguel himself is very hands-on and aims for perfection in his work. Even after the project. Zion has been very responsive for any fixes and tweaks to have a better finish to the work. We would recommend them for your next home improvement project! Special mention for Brenda for going above and beyond her role! The team put in extra hours to get our home ready for move-in and we are very grateful. Thank you BnB Team.”
“Brother and Brother Builders can be trusted and relied on. I took my permitted plans for a one-bedroom apartment above existing garage to them and they made it a reality! Daniel, Nick and Zion kept me updated on all aspects of the project including timing, budget, finish materials and delays(yes PGE…). The communication with the brother and brother team is top notch as well as the build quality. You simply cannot find this from every company. If you are lucky enough to work with Brother and Brother, you cannot go wrong.”
“I’ve never really had a bad contractor, but I have now experienced a great one. My project was completed on time, and everything went smoothly. Reem was very available and responded timely to my questions. Elinor did a fantastic job of helping me find the right porcelain, tile, cabinetry and fixtures AND she provided an awesome 3D rendition of both my bathroom and kitchen. Excellent communication. Julio and team did an exceptional job, everything they did was done with attention to detail. I’m so glad I found Brother and Brother Building, I couldn’t be any happier. Professional, top notch and definitely competitively priced. You will not regret hiring them for your next project.”
“My wife recently contacted Brother and Brother Builders to renovate our house, and we have nothing but praise for these builders. Reem and his staff provided committed management and went above and beyond to make sure that everything was completed to our satisfaction throughout the process. Reem kept me updated about every step of the project. The job did take a little longer than anticipated, but the outcome was worthwhile. The team is of the highest caliber, and I am delighted with the result.”

How Much Does a Kitchen Remodel Cost in San Jose?
Most full kitchen remodels with Brother and Brother Builders range from $50,000 to $80,000, depending on layout changes, cabinetry, and countertop material. Where your project lands in that range comes down to a few decisions you make early in design.
- Keeping or changing the layout. Moving a sink, range or wall adds plumbing, electrical and framing work, and in San Jose it also moves the project into a different permit category (see the next section).
- Cabinets. New custom cabinetry and refacing are very different projects. If your cabinet boxes are sound, cabinet refacing replaces the doors, drawer fronts and hardware while keeping the existing framework.
- Countertops. Quartz, granite and butcher block differ in upkeep, look and heat resistance. Our countertop replacement page compares them.
- Appliances and ventilation. Replacing a range hood or exhaust fan brings specific city requirements, covered below.
Working with a smaller budget? If a full remodel is more than you want to spend right now, the most budget-friendly projects are usually the ones that keep the existing layout, such as new countertops, a new backsplash or refaced cabinets. At the free in-home consultation we measure the space and give you a detailed, itemized estimate, so you can see what each choice costs before you commit.
Do You Need a Permit? San Jose's Minor vs. Major Kitchen Remodels
The City of San Jose separates kitchen work into three groups, and the group your project falls into decides whether you need a permit and how involved that permit is.
| Type of work | What it covers | Permit |
|---|---|---|
| Cosmetic | Painting, cabinet resurfacing, new flooring, new countertops | Not required |
| Minor remodel | Replacing several fixtures and appliances with new electrical, plumbing or mechanical work, without changing where they are or how many there are. No changes to walls, windows or framing. | May qualify for an online permit at SJPermits.org |
| Major remodel | Changing walls or windows, modifying framing, or relocating or adding fixtures and appliances | Handled through the Additions & Remodels permit process |
A few kitchen-specific requirements the city lists for minor remodels:
- Kitchen exhaust fans must be ducted to the exterior, and a Home Energy Rating System (HERS) report is required.
- A replacement exhaust hood requires a third-party HERS report, 100 CFM, and Energy Star compliant equipment.
- Rough and final inspections may both be required, and the inspector may ask to see smoke and carbon monoxide alarms elsewhere in the home.
The city recommends that the permit applicant be a licensed contractor, since whoever signs the application is responsible for the work under that permit. Brother and Brother Builders files permits under CSLB license #887389. Source: City of San Jose, Kitchen & Bathroom Minor Remodels.
Remodeling a Kitchen in an Older San Jose Home
Many older San Jose homes have compact, closed-off kitchens. Opening them up is often the goal, but homes of that age come with one more thing to plan for: lead-based paint.
According to the U.S. Environmental Protection Agency, about three-quarters of U.S. homes built before 1978 still contain some lead-based paint, and any renovation in a pre-1978 home with lead-based paint can easily create dangerous lead dust. Taking out cabinets, cutting into walls and removing old trim all disturb painted surfaces.
- The EPA’s Renovation, Repair and Painting (RRP) Rule requires anyone paid to disturb painted surfaces in a pre-1978 home to be certified, with workers trained in lead-safe work practices.
- The EPA recommends that homeowners planning this kind of work in a pre-1978 home hire a lead-safe certified contractor.
- If you rent out all or part of your home, the rule also applies to work you do yourself.
If your kitchen was built before 1978, ask any contractor you are considering how they handle lead-safe work before demolition starts. If an open layout is what you’re after, our open-concept remodeling page covers that option. Source: U.S. EPA, Lead Renovation, Repair and Painting Program.

Many pre-1960s San Jose homes feature compact, closed-off kitchens. Depending on the scope, we often recommend open-concept remodeling to improve flow and natural light, or a smart galley layout when a full reconfiguration isn’t in scope.
Most full kitchen remodels with Brother and Brother Builders range from $50,000 to $80,000, depending on layout changes, cabinetry, and countertop material. We provide a detailed, itemized estimate after your free in-home consultation so there are no surprises once construction begins.

For a full remodel, most of our San Jose kitchen projects range from $50,000 to $80,000, depending on layout changes, cabinetry, and countertop material. A smaller budget usually goes furthest when you keep the existing layout and focus on items like countertops, a backsplash or cabinet refacing. We give you an itemized estimate after the free in-home consultation so you can see what fits.
According to the City of San Jose, cosmetic work such as painting, cabinet resurfacing, new flooring and new countertops does not require a permit. Replacing fixtures and appliances with new electrical, plumbing or mechanical work is a minor remodel that may qualify for an online permit. Moving walls, windows or fixtures is a major remodel with a fuller review.
The City of San Jose requires a third-party Home Energy Rating System (HERS) report for a replacement exhaust hood, with 100 CFM and Energy Star compliant equipment. Kitchen exhaust fans must also be ducted to the exterior. These requirements come from the city’s Kitchen and Bathroom Minor Remodels permit page.
