Popular Spaces for New Flooring

  • Kitchens: High-traffic zones benefit from durable, water-resistant flooring like luxury vinyl or porcelain tile. These materials are easy to clean and offer excellent spill resistance, ideal for busy San Jose households.
  • Living Rooms: Hardwood and wide-plank laminate provide a stylish and long-lasting surface for your main gathering space. These materials elevate aesthetics while standing up to foot traffic, furniture, and daily activity.
  • Bedrooms: Plush carpet or engineered hardwood adds warmth and comfort to bedrooms. Carpet improves insulation and sound absorption, making it a cozy choice for restful spaces.
  • Bathrooms: Bathrooms require moisture-proof options such as tile or waterproof vinyl plank. These surfaces resist humidity and splashes while offering easy maintenance.
  • Basements: In below-ground areas where moisture may be a concern, laminate and vinyl flooring are budget-friendly and durable choices that resist warping and mold.

Types of Flooring We Install

Hardwood Flooring

Classic and durable, hardwood flooring remains one of San Jose’s top home improvement choices. Popular wood types include oak, maple, walnut, and engineered wood, all of which add warmth and timeless appeal.  If you’re already exploring custom home design, hardwood is a long-term investment.

Laminate Flooring

A budget-friendly alternative to hardwood, laminate offers realistic wood textures with high scratch resistance, perfect for families and pet owners. Many San Jose homeowners choose laminate for basements, hallways, and children’s bedrooms.

Luxury Vinyl Plank (LVP)

LVP flooring is water-resistant, quiet underfoot, and ideal for kitchens, bathrooms, and homes with kids or pets. It replicates wood and stone looks and is one of the fastest-growing segments in the Bay Area flooring market.

Tile Flooring

Great for bathrooms, kitchens, and entryways, tile is valued for its durability and design versatility. We install ceramic, porcelain, and natural stone options to suit a variety of budgets and styles. Tile also pairs perfectly with our backsplash installation for cohesive kitchen design.

Carpet Installation

Soft, insulating, and noise-reducing carpet remains a go-to choice for bedrooms and second floors. We offer plush, berber, and low-pile carpet options in neutral and bold tones. Carpet installations can be coordinated with vanity replacements in bedrooms or closets for a fully finished space.

Choosing Flooring During a San Jose Remodel

When new flooring is part of a San Jose remodel, the choice is less about one room and more about how the floor ties the house together. Before comparing samples, it helps to settle which rooms get wet, which get the most foot traffic, and whether you want one continuous floor or different materials that meet at transitions.

MaterialWhere it usually fitsQuestions to settle first
Solid hardwoodLiving rooms, bedrooms, main gathering spacesSpecies and plank width, and whether it should run into the kitchen
Engineered hardwoodBedrooms and living areas where you want a real wood surfaceWear layer, finish, and how it meets tile or carpet
Luxury vinyl plank (LVP)Kitchens, bathrooms, laundry rooms, homes with kids or petsWood or stone look, and whether it floats over the existing floor
Porcelain or ceramic tileBathrooms, kitchens, entrywaysTile size, grout color, and matching the backsplash or shower

Timing matters too. In a kitchen remodel, decide early whether the new floor runs under the cabinets or stops at them, because that affects the order of work. For wood products, follow the manufacturer’s acclimation and moisture instructions before installation. If you are mixing materials, plan where the transitions fall, such as at a doorway, so they look intentional. For wet areas, our tile work page covers tile options in more detail.

Subfloor Prep and What Is Under Your Old Floor

A new floor is only as flat and quiet as the surface under it. Once the old flooring comes up, the subfloor should be inspected and any damage or uneven areas addressed before anything new goes down. Many San Jose homes were built decades ago, and older houses can hide two materials worth knowing about before demolition starts.

Asbestos in old flooring. According to the EPA, you generally can’t tell whether a material contains asbestos by looking at it unless it is labeled. The EPA advises homeowners not to sand or try to level asbestos flooring or its backing, and says that when asbestos flooring needs replacing, new floor covering should be installed over it if possible. If you are planning a remodel that will disturb suspect material, the EPA recommends an inspection and sampling by a trained and accredited asbestos professional rather than taking samples yourself. Lead paint in pre-1978 homes. Flooring work often means pulling baseboards and trim. Under the EPA’s Renovation, Repair and Painting Rule, firms doing projects that disturb lead-based paint in homes built before 1978 must be EPA- or state-certified and must use certified renovators who follow lead-safe work practices. • Tell your contractor the year your home was built.
  • Ask how the old floor and its adhesive will be handled.
  • Ask what subfloor repairs are included in the estimate.

Do You Need a Permit for New Floors in San Jose?

For most flooring jobs, no. The City of San José lists surface improvements as exempt from a building permit, and its list of cosmetic work that does not need one includes:

  • Floor finishes such as carpet, linoleum and tile
  • Floor sheathing repairs up to 10 square feet
  • Tile installations entailing no structural change

The picture changes when the flooring is part of bigger work. The City requires a permit for new construction, additions, alteration of walls or any structural change, and for electrical, plumbing and mechanical work unless exempted. So a hardwood install in a bedroom usually needs no permit, but a whole-home remodel that removes a wall, or subfloor damage that goes beyond a small sheathing repair, is a conversation to have with the Building Division before work starts.

The City also notes that state law requires you to disclose unpermitted work when selling, and that insurance generally won’t cover damage related to unpermitted work. Municipal Code Section 24.02.110 has the full list of exempt projects. Source: City of San José, When Is a Building Permit Required?

How much does flooring installation cost in San Jose?

Flooring installation in San Jose typically ranges from $5 to $16 per square foot, depending on the material. Laminate and carpet are more affordable, while tile and hardwood cost more due to labor and material quality. We provide upfront, itemized estimates based on your space and preferences.

What is the best flooring option for homes in San Jose?

It depends on the room and your lifestyle. LVP is popular in San Jose for its durability and water resistance, especially in kitchens and bathrooms. Hardwood is a top choice for living rooms and bedrooms due to its resale value and timeless appeal.

How long does it take to install new flooring?

Most single-room projects take 1 to 2 days, while full-home flooring installations can take 3 to 5 days, depending on square footage and material. We always schedule around your availability and keep disruptions minimal.

Do you remove old flooring before installation?

Yes, we handle the entire process, including removing and disposing of old flooring, inspecting the subfloor, and preparing the area before installing the new material. We also perform minor subfloor leveling if needed.

Can I install new flooring over old flooring?

In some cases, yes. Vinyl plank and laminate can often be floated over old tile or linoleum if the surface is flat and secure. During our inspection, we’ll let you know if this option is safe and up to code for your home.

Are your flooring installers licensed in California?

Absolutely. Brother and Brother Builders is a licensed flooring contractor in San Jose, CA, compliant with the California Contractors State License Board. We follow all safety and code regulations to ensure high-quality results.

Do I need a building permit to replace flooring in San Jose?

Usually not. The City of San José lists floor finishes such as carpet, linoleum and tile, and floor sheathing repairs up to 10 square feet, as exempt surface improvements. A permit is required if the project includes structural changes, wall alterations, or electrical, plumbing or mechanical work that isn’t exempt.

My San Jose home was built before 1978. Does that change how flooring is replaced?

It can. If the work disturbs lead-based paint, for example on baseboards or trim, the EPA’s Renovation, Repair and Painting Rule requires the firm to be EPA- or state-certified and to use certified renovators who follow lead-safe work practices. Tell your contractor the year your home was built before work begins.

What should I do if my old floor might contain asbestos?

Don’t sand, scrape or level it. The EPA says you usually can’t identify asbestos by looking, recommends sampling by a trained and accredited asbestos professional before a remodel disturbs the material, and suggests installing new floor covering over asbestos flooring when possible.
