Who Can Draw Floor Plans for a San Jose Home?

Many San Jose homeowners start by asking whether they need an architect, a drafter or a contractor to draw their floor plans. California law answers part of that question. The state’s architecture law does not prohibit any person from preparing plans for single-family homes of woodframe construction that are no more than two stories and a basement in height, for garages and similar structures that go with those homes, or for small woodframe buildings of up to four units that meet the same height limit. Source: California Business and Professions Code 5537.

There is an important limit. If any part of the design departs from the conventional woodframe framing rules in Title 24, the building official can require that portion to be prepared by, or under the control of, a licensed architect or registered engineer, and those sheets must carry that person’s stamp and signature. Large openings where walls come out, taller structures and unusual spans are common places where this comes up.

Interior work that does not change or affect the structural system or safety of the building, such as nonstructural interior alterations and cabinetwork, is also outside the architecture license requirement. Source: California Business and Professions Code 5538.

A licensed contractor may prepare drawings for work it has contracted or offered to perform and may design the systems needed to complete that work, but may not use the title “architect” without an architecture license. Source: California Business and Professions Code 5537.2.

Architect, Drafter or Design-Build: What to Ask Before You Choose

Search results for floor plan design in San Jose mix architects, drafting services and builders, and each works differently. The right fit depends on your project more than on a job title. These questions help you compare options side by side:

Question to askWhy it matters
Does my plan change walls, beams, the roof or the foundation?Structural changes that depart from conventional framing can require stamped architect or engineer drawings.
Who coordinates structural and energy documents?A floor plan is only one sheet in a permit set. Someone has to pull the full package together.
Who answers the city’s plan review comments?Revisions after review are normal, and a clear owner for them keeps the project moving.
Will the same team build what is drawn? When the designer and builder are separate, pricing and constructability questions often surface later.

If you want design and construction handled by one team, see how our design-build process works. For projects where you want to see the layout before committing, our 3D home design tools let you walk through the plan first.

What to Have Ready for Your First Floor Plan Meeting

A productive first meeting depends on what you bring. You do not need drawings to start, but a few items help turn ideas into a workable San Jose floor plan faster:

  • Any existing drawings. Old permit sets, as-built drawings or even a hand sketch with rough measurements give the team a starting point.
  • Your property details. Your address and parcel information help confirm zoning, setbacks and what the lot can hold.
  • A list of problems with the current layout. Dark rooms, a closed-off kitchen, too few bathrooms or no space for a home office.
  • How the household will change. Aging parents, growing kids, rental income or working from home all shape room count and flow.
  • Photos and examples. Pictures of layouts or finishes you like make conversations faster and more specific.
  • A working budget range. The layout, structural work and finishes should be sized to what you plan to spend.

If you are weighing an extra unit on your lot, review our ADU construction page before the meeting so you can discuss both options in one conversation.

What is the floor plan development process like in San Jose?

We start with a consultation to understand your needs, followed by site evaluation, 3D modeling, and code-compliant drawings. In San Jose, we also align every plan with zoning codes and General Plan 2040 requirements to streamline permitting.

Do I need a floor plan before applying for a permit in San Jose?

Yes. The San Jose Building Division requires a detailed floor plan that includes dimensions, room labels, and egress for your permit to be reviewed and approved.

Can you help modify an existing floor plan I already have?

Absolutely. We frequently adapt existing layouts to meet new goals—whether for open concept living, multigenerational space, or ADU conversions while ensuring they comply with city standards.

How much does a custom floor plan design cost in San Jose?

Costs vary based on complexity and property size, but most designs fall between $3,500 and $12,000. We provide transparent quotes after our initial consultation.

How long does it take to develop a floor plan in San Jose?

Most floor plans take 2–6 weeks from concept to permit-ready documents, depending on size, zoning, and the city’s current review timelines.

Can you create floor plans for small lots or tight zoning areas?

Yes. Our team has extensive experience working with challenging lots in neighborhoods like Willow Glen and Alum Rock, where creative spatial planning is essential.

Do I need an architect to draw floor plans for my San Jose house?

Not always. California law lets any person prepare plans for single-family woodframe homes of no more than two stories and a basement. If part of the design departs from conventional woodframe framing rules, the building official can require that portion to be prepared and stamped by a licensed architect or registered engineer.

Can a general contractor draw my floor plans in California?

A licensed contractor can prepare drawings for work it has contracted or offered to perform and design the systems needed to complete that work, within the limits of state law. A contractor cannot call itself an architect unless it holds an architecture license.

Which floor plan changes usually need an engineer?

Changes that affect the structural system, such as removing bearing walls, adding large openings or building beyond conventional woodframe framing rules, can require drawings stamped by a licensed architect or registered engineer. Purely nonstructural interior changes, like cabinetwork, generally do not fall under the architecture license requirement.
